Project Overview
DCMS conducted a 3D laser scan of the underground tunnel system located beneath the Jane Finch Mall in North York, Ontario. This critical infrastructure project required high-precision as-built documentation to evaluate the tunnel's current structural condition and support maintenance, safety assessments, and future upgrades. The resulting digital twin supports remote inspections and engineering collaboration.
Deliverables
High-Density Point Cloud Data: For precise structural and spatial analysis
Georeferenced Orthophotos :Supporting tunnel layout verification and planning
Virtual Matterport Walkthrough :Enabling secure, remote access to the tunnel environment
Challenges Solved: Maintaining precision in an active retail space without disrupting operations.,

Our Role & Technology
Using terrestrial LiDAR scanners and advanced spatial data processing, our team created a high-resolution 3D model of the entire tunnel. This allowed project stakeholders to inspect, assess, and plan renovations based on real-world geometry.
Leica RTC360 terrestrial LiDAR scanner for high-precision 3D data capture.
Point cloud processing
AutoCADand 3D modeling software.
Key Challenges & Solutions
Aging structure: Point cloud data enabled accurate condition reporting for structural analysis.
Remote stakeholder collaboration: Matterport walkthroughs supported external design and engineering reviews.
Limited visibility and confined space: Our LiDAR workflow ensured safe, non-intrusive documentation.
