GULFSTREAM
MALL
Hallandale Beach, Florida
506,000 sq. ft.
2021
As-Built Plans
Project Overview
DCMS completed a large-scale 3D laser scan of the 506,000 sq. ft. Gulfstream Mall in Hallandale Beach, FL, capturing retail, dining, and office spaces. Using terrestrial LiDAR, drone surveys, and point cloud processing, we delivered a detailed digital twin to support renovations, expansions, and leasing. The as-built dataset provided designers, contractors, and property managers with precise spatial data for accurate and efficient planning.
Deliverables
High-Density LiDAR Point Cloud Data: Providing accurate spatial details for architects.
Georeferenced Orthophotos: Ensuring precise property mapping.
As-Built Documentation: Including Roof Plans & Site Plans from the aerial survey.
Virtual Matterport Walkthrough: Offering remote site access for leasing teams.

Our Role & Technology
Our team deployed terrestrial LiDAR scanners and drones to capture a detailed dataset of the entire commercial mall, including roof plans and site plans. The resulting high-accuracy point cloud model facilitated a smooth renovation and leasing process, minimizing delays and enhancing planning efficiency. Tools Used:
LiDAR scanners for 3D capture.
Aerial drones for roof and site mapping
Georeferenced orthophotos for accurate spatial analysis.
Key Challenges & Solutions
Large-scale aerial coverage: Drone surveys provided comprehensive roof and site data efficiently.
Multiple stakeholder coordination: We integrated deliverables for use by architects, contractors, and leasing teams.
Remote site access needs: Virtual walkthroughs enabled remote viewing and planning across departments.
