Project Overview
DCMS conducted a detailed 3D laser scanning project for this 5,300-square-foot commercial/industrial space in Rancho Bernardo, a business district within Bernardo Springs in northern San Diego. Known for its technology hubs and light-industrial facilities, the site houses complex building systems requiring high-accuracy documentation. The resulting digital model supports renovations, systems upgrades, and long-term facility coordination.
Deliverables
Floor Plan (AutoCAD & 2D Revit)
LOD 300 BIM Model: Architecture + MEP
Online 3D Viewer: Interactive visualization of model data
Registered LiDAR Scans (E57 Format)

Our Role & Technology
DCMS managed the full process from site capture to structured BIM delivery.
Leica RTC360 LiDAR scanning for millimeter-accurate point cloud generation
MEP Modeling: Conduits, luminaires, equipment based on field conditions
LOD 300 Revit Model: Integrating exposed MEP and architectural elements
Key Challenges & Solutions
Complex MEP Infrastructure: High-density conduits and piping required detailed modeling strategies
Strict Accuracy Requirements: LiDAR ensured millimeter-level precision for sensitive systems
Cross-Disciplinary Coordination: Layered modeling allowed seamless integration between architecture and systems

“High-quality Revit model and excellent point cloud.”
The point cloud was excellent, and the 3D model of the mechanical rooms in Revit was delivered at a high LOD. Looking forward to working with DCMS again on future projects.
