Project Overview
DCMS was contracted to provide high-accuracy as-built documentation for a three-story commercial property located in San Diego’s historic Gaslamp Quarter. The building features a hotel with retail spaces on the ground floor, making it a crucial part of the area’s vibrant business district.
To support the property’s planned renovation and modernization, our team conducted a comprehensive Scan-to-BIM survey, capturing the existing architectural and structural conditions of the entire building.
Deliverables
High-Density LiDAR Point Cloud Data – Providing detailed spatial analysis for renovation teams.
Georeferenced Orthophotos & Drone Roof Plans – Supporting precision redevelopment planning.
LOD 300 Revit Model & 2D CAD Drawings – Ensuring accuracy for architectural and engineering teams.
Virtual Matterport Walkthrough – Allowing project stakeholders to explore the property remotely.



Our Role & Technology
To ensure a seamless redevelopment process, DCMS deployed advanced 3D reality capture technology, combining terrestrial LiDAR scanning with aerial drone photogrammetry for a detailed analysis of the property’s structural integrity. Tools Used:
LiDAR for 3D scanning and point cloud processing.
Drone survey for high-resolution roof and site imagery,
AutoCAD and 3D modeling software.
Key Challenges & Solutions
Historic district constraints: We performed scanning without disrupting surrounding businesses or pedestrian traffic.
Mixed-use complexity: Captured detailed interior layouts and roof elements for both hospitality and retail spaces.
Remote stakeholder access: Enabled virtual walkthroughs for off-site teams using Matterport technology.
