Nestled in the vibrant Edgewater district of Miami, this medical office offers sweeping views of Sabal Lake and the Intracoastal Waterway, blending clinical precision with a high-end aesthetic. Located within a multi-level commercial building, the 2,666 sq. ft. suite is dedicated to non-surgical body contouring services. The office layout includes private consultation rooms, exam spaces, kitchenette, restrooms, and a welcoming lobby area with abundant natural light filtered through curtain walls and full-height glazing.

Notre rôle et notre technologie

We were commissioned to create a 3D Revit model of the suite to support interior design planning and facility updates. The Matterport Pro3 scanner enabled accurate LiDAR-based capture of the space, even in complex areas such as cabinetry and ceiling systems.

Captured detailed MEP elements including diffusers, fire sprinklers, exposed ducts, and ceiling-mounted units.

Modeled architectural features such as millwork, plumbing fixtures, and exam furniture to a LOD 300 standard.

Delivered a clean, well-organized digital twin for visualization and design integration—without generating 2D documentation.

Principaux défis et solutions

Hidden MEP above cabinetry: Strategic scan review enabled precise tracing of partially obscured sprinklers and ducts.

Complex curtain wall conditions: Glass geometry was modeled with precision to capture natural lighting behavior.

3D-only workflow: Without 2D sheets, extra care was taken to structure the model for ease of use in BIM workflows.
